Supertech passing on YEIDA’s Rs 90 crore land dues on us: UpCountry buyers

NOIDA: Buyers of UpCountry project in Yamuna Expressway’s Sector 17A have alleged that the
developer is passing on YEIDA’s land dues of Rs 90 crore to them.
For a 100 sqm plot, the developer has issued a demand letter of over Rs 9 lakh — that includes
extra land acquisition compensation, lease rent, stamp duty and registration fee — and
threatened to cancel the allotment in case the buyers do not comply with the notice.
The aggrieved buyers plan to stage a protest outside the developer’s office in Sector 96 on
Tuesday against the “illegitimate” demand as the latter “has already taken money from them
over the years”.
UpCountry Buyers’ Association general secretary Vivek Singh said, “We have already paid
money towards lease rent and registration fees. As far as farmer’s compensation is concerned,
it is highly inflated and the developer is not ready to show us the calculation. It is an attempt to
cover the penal charges imposed by YEIDA for the delay in clearing the dues.”
Singh claimed that the land was allotted to the developer — Supertech — in 2009 by YEIDA and
it immediately started selling the project. Plot buyers were promised possession as well as
registration of the same by 2012.
“Subsequently, Supertech indeed offered possession of plots to people, but it was only on paper
as there was no occupancy certificate. Moreover, there was nothing on the ground like electricity
connection, sewage treatment plant, clubhouse or entry gates,” he said.
Many buyers went to the National Consumer Disputes Redressal Forum.
In 2016, the NCDRF quashed the offer of possession given by the developer and ordered that
the builder could not charge any money for the same, the buyers claimed. There are about
3,500-4,000 units (flats, villas and plots) sold by Supertech in this project and about 800 buyers
have been offered possession to date.
Not a single buyer has, however, got the registry of their property. The project does not have
occupancy or completion certificates to date, about 250 families live there at present.
Supertech’s MD RK Arora, however, said the demand of farmer’s compensation has been raised
as per the Supreme Court’s order.
