The rented commercial properties we offer are located in bank-approved buildings, making them fully fundable through leading financial institutions. In most cases, the complete furnishing and interior fit-outs are carried out by the current owners—our investor clients—based on the specific requirements of the tenant.
When the property is sold, the ownership, interiors, and active lease agreement are seamlessly transferred to the new buyer. This ensures a hassle-free transaction and provides the new owner with a ready-to-earn, fully furnished property. Additionally, once the existing lease ends, the property can be quickly leased again in its current condition, saving both time and cost for the investor.
The minimum lock in period for the lease in such cases is 3 years- which may go upto 9 years in some cases. This allows the investor to recover a big amount of his capital invested by the time the lease expires. In some cases, the tenants further renew their lease after the entire term is over, making it a very good investment. The buyer also receives the complete security deposit (which is usually between 4-10 months rent) offered by the tenant as per the lease on the day the property is transferred- which is a substantial amount. Although the same is refundable at the expiry of the lease- given that the tenant abides by all the terms of the lease. This further secures the interest of the buyer to a good extent.
