Gurugram: Mahira Infratech assures delivery, but buyers worry about delay

GURUGRAM: Homebuyers of Mahira Homes fear an inordinate delay in getting possession of
their flats, with the department of town and country planning (DTCP) and the developer making
different claims about the completion of the affordable housing project in Sector 68.
More than 1,500 homebuyers, most of whom have already paid 100% of the amount, have been
left in the lurch since the DTCP cancelled the licence of the project in May and got an FIR
registered against the developer — Mahira Infratech Pvt Ltd, formerly Sai Aaina Farms Pvt Ltd
— for “forging documents and fabricating bank guarantees”.
While the DTCP earlier claimed that it would complete the project, the developer told the
aggrieved homebuyers on Friday that “in all likelihood, we will soon secure from the court a stay
on the proceedings against the company and resume construction work at the site”.

“To our shock, the senior town planner called the developer during a meeting with the
homebuyers. In front of everyone, the developer assured us to complete the project. When the
licence has been cancelled, how can a government official indirectly ask the developer to
complete the project?” said a homebuyer, on condition of anonymity.
Some 100 homebuyers have already filed complaints at the CM window and sought ML
Khattar’s intervention in protecting their rights and getting their homes.
“It is shocking that the DTCP and the H-Rera granted the licence to the developer four years
back on the basis of same ‘forged documents’,” said Sunil Kumar, another homebuyer. “For the
common man, this puts a big question mark on the workings of regulatory bodies like Rera,
whose certification matters to potential homebuyers.” A week after the cancellation order by the
DTCP, the real estate regulator freezed the escrow account of the builder. Another homebuyer
said, “We are paying rent as well as bank EMIs for this project. We desperately need a written
notification from the authorities, with complete action plan and timelines for the completion of the
project”.
When contacted, the developer told TOI that “our licence will soon be revoked and the company
will complete the project”.
