Galaxy Group leases land from RLDA for Rs 356 crore to develop project in Lodhi Colony

NCR-based Galaxy group has leased a land parcel from the Rail Land Development Authority (RLDA) for Rs 356 crore for a residential development in South Delhi’s Lodhi Colony.
The developer is expected to invest another Rs 1,000 for development of projects including flats for
railway staff. “Delhi has a lot of potential for modern construction and people are happy to invest in luxury, specially if
it’s in South Delhi. We will continue to look for redevelopment projects as RLDA has prime land to
offer,” said Pradeep Kumar Agrawalla, Director, Galaxy and Sawasdee Group.
The entire land area is divided into three parts-, Part-A & Part-B (Sewa Nagar) and Lodhi Colony. The
total land area is 43345.82 square metre out of which 16,058.40 square metre will be leased for residential
development for a period of 99 years.

The balance area of approximately 27,282.42 sqm of land in Sewa Nagar Part-B will be utilised for
redevelopment of existing Railway colony. Part A (Sewa Nagar) and Lodhi Colony will be offered to the
developer. There are existing 278 flats (202 in Sewa Nagar and 76 in Lodhi Colony).
“We will have about 500,000 sq ft of saleable area which we will utilise for luxury residential project. We
will take about six months in master planning and designing of the project and will start the construction
soon after,” said Agrawalla.
The Sawasdee and Galaxy group along with its multiple delivered projects in Greater Noida West, is
already developing multiple commercial projects in Delhi, primarily in Old Delhi, Rohini and Paschim
Vihar. The Group is also constructing a mega retail and commercial destination in Sector-63, Noida.

The upcoming development will be in proximity to the prime area such as Lodhi Colony, Chanakyapuri
Diplomatic Enclave and Golf Links.
Rail Land Development Authority (RLDA) is a statutory authority under the Ministry of Railways for the
development of Railway land. It has four key mandates as a part of its development plan, namely
commercial development of surplus Railway land, colony redevelopment, station redevelopment, and
multi-functional complexes.
During the current Financial Year, RLDA has leased out various sites which is situated at Waltax Road
(Chennai), Ajmer (Rajasthan), Bijwasan (Delhi), Kharagpur and Solapur (Maharashtra) for a cumulative
lease premium of Rs. 1622 Crore including Railway assets valuing approx. of Rs. 7.54 Crore to be
developed in Kharagpur Railway Colony.
RLDA has recently awarded the station redevelopment works for CSMT Railway Station on EPC
(Engineering Procurement and Construction) model.
