Developers eye new hotspots on Noida Expressway

Gurgaon’s Golf Course Road (GCR) Extension and Sectors 128-135 on the Noida
Expressway are emerging as the preferred NCR micro markets for developers for both
residential and commercial projects, with even non-locals looking to acquire land in these two
areas. While M3M has multiple projects on Gurgaon’s Golf Course Road Extension, DLF is also
likely to launch a group housing project sometime soon.
The Max Group has also acquired a land parcel recently, while Mumbai’s Oberoi Realty is also
eyeing a plot in this micro market as its entry into the NCR (National Capital Region). On
the Noida Expressway, developers such as Saya, Paras, Gulshan and Gaurs have launched
projects recently, while Max has also acquired land in the region. Brokers in the area say that
developers like Prestige, County Group, DLF and M3M are also eyeing land in a few sectors.
“The proximity of these two micro markets to the high-end markets in the city and significant
upcoming infrastructure is giving a boost to the increased real estate demand,” said Vibhor Jain,
managing director, north India, at real estate service firm Cushman & Wakefield. In the third
quarter of 2022, about 35% of all new homes in NCR and 15% of all new offices in Gurgaon
were opened on Golf Course Road Extension.

The market is becoming a preferred one due to its close proximity to Golf Course Road. The
Noida Expressway market held a major share of 52% of the total office leasing in Noida. “Sector
133 in Noida is an emerging, primarily residential market, dominated by high-rise condominiums,
and commercial and retail developments,” said Aman Nagar, joint MD, Paras Buildtech. “The
Noida Expressway connects the area to Greater Noida and Delhi and improves road connectivity.
The proximity benefits from excellent connectivity via rail and road have added value to location.”
The area around Noida Expressway is a bustling commercial destination with a host of new IT
and other enterprises.
“These sectors are also witnessing a new growth journey in terms of commercial retail spaces
and Grade A office spaces, as currently on the Noida-Greater Noida Expressway there is a short
supply of malls and organised high streets as compared to the density of people staying in the
vicinity,” said Vishal Raheja, MD, InvestoXpert.com. “Hence, this area would be the new hub for
commercial retail spaces along with -Grade A office spaces.”
Experts said that for homebuyers, the one feature that tips the balance in favour of Noida is its
connectivity by road and metro. “Affordability and availability of social and commercial
infrastructure…as well as increasing interest of reputed real estate developers to launch their
upcoming projects is turning this locality among the most preferred choices for homebuyers,”
Raheja said.
