Complete deficient infrastructure work in Ansal Esencia: Haryana RERA

GURUGRAM: Residents of Ansal Esencia in Sector 67 met H-Rera officials on Wednesday and
sought their intervention for completing deficient infrastructure in the colony. Following this, the
real estate watchdog directed the developer to ensure that the necessary infrastructure is built
soon. They also warned of legal consequences if any violations of the direction are found.
The residents pointed out that there are several deficiencies in the colony, including lack of STP,
storage water tank, inadequate drainage and sewage system, which needs to be taken care of
immediately. Even more than 500 families, who have bought the flats in the colony, are unable
to move into their houses as DHBVN has stopped releasing new connections for the colony,
residents said.
There are more than 2,000 families residing in the colony. “There are people who have been
waiting to get the conveyance deeds of their purchased properties, but have not been able to do
so even after paying the full amount of the property to the developer and liable taxes to the
government since 2017,” a resident said.

Naveen Dagar, a homebuyer, said that he is not able to move into his house as DHBVN stopped
giving new electricity connection for the last one year. “I got the registry done in March this year,
but I have not been able to move in because of the major inadequacies of electrical
infrastructure from the developer. I have been living on rent and also paying EMIs.”
Sahib Arora, another homebuyer, said, “If there are inadequacies from the developer’s side then
authority should take action against them. Why make the buyers suffer?”
“After a lot of efforts, DHBVN reduced the developer’s liability towards bank guarantee from Rs
19 crore to Rs 13 crore. But knowing the developer’s attitude towards residents’ plights, we
have requested the authority to intervene and probe whether the builder’s account did have the
funds to pay the bank guarantee, if not then their account should be frozen,” said Dharmender
Tanwar, RWA president of Ansal Esencia.
Meanwhile, the representative of the developer could be reached for comments despite
repeated attempts.
When contacted, chairman of H-Rera KK Khandelwal said that they have taken note of the
problem raised by the residents and necessary directions have been issued in the matter. “We
have issued directions to the developer to deposit the bank deposit of Rs 13.10 crore to DHBVN
within the stipulated timeline. For other inadequacies, we will take action on Monday. We are
hoping some resolution will be provided within 15-20 days.”
