3,467 real estate projects registered with UP RERA, 46% of them in NCR

After a report by an expert committee of the Union Ministry of Housing and Urban Affairs (MoHUA) on legacy stalled real estate projects, Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has said 3,467 real estate projects are registered with it. Out of this, 1,598 projects are registered in the National Capital Region (NCR) of Delhi — more than 46 per cent — and 1,869 in the non-NCR region.

The MoHUA constituted a committee on March 31 under the chairmanship of Amitabh Kant, G20 sherpa and ex-CEO of NITI Aayog, and it submitted its report on August 21. One of its main recommendations is that all real estate projects should be mandatorily registered with RERA.

According to Section 3 of the RERA Act, all real estate projects where the area of land proposed to be constructed exceeds five hundred square meters or the number of apartments proposed to be constructed exceeds eight are required to be registered under RERA.

The committee said this provision must be strictly enforced as RERA registration enhances transparency. This provision ensures that developers are held accountable for their actions and the commitments made to homebuyers.

The report further said such functioning transparency can deter fraudulent practices and foster trust among stakeholders, particularly homebuyers.

According to the UP RERA’s data, of the 3,467 projects registered in the state, 1,411 are considered new, registered after May 1, 2017, and 2,056 are considered ongoing, registered before May 1, 2017.

Out of 1,869 registered projects in the non-NCR region, 882 are new, and 987 are ongoing. Similarly, out of the 1,598 projects registered for the NCR region, 529 are new, and 1,069 are ongoing.

The authority said a total of 962 projects are registered in Gautam Buddha Nagar, out of which 671 are ongoing, and 291 are new.
