REPL appointed as consultant for completion of Unitech projects in Gurugram

The Supreme Court appointed board of Unitech group has appointed Delhi-based consultancy
company REPL (Rudrabhishek Enterprises Ltd Project Management Consultants (PMC) for
taking forward the assignments and ensuring timely delivery of homes to the homebuyers.
Total number of units pending for offer of possession in these projects are 3280 and the
estimated cost of completion will be about Rs 1078 crore.
“We aim to quickly make the accurate assessment of present situations on these projects and
take forward the completion works. Our primary objective is to ensure handing over the units to
its buyers,” said CMD of REPL, Pradeep Misra.
The Supreme Court had in January 2020 approved nomination of seven directors on the
company board after the government took over the troubled developer.
The home-buyers of Unitech has been facing challenges at various locations, as the builder
could not timely finish the projects owing to financial problems and other implementation issues.
REPL has been assigned the work of projects in Gurgaon (Nirvana Country –II & Uniworld
Resorts of UNITECH; and 8 other projects in JV of UNITECH). There are parts of the projects
which are under development, or the works are yet to be started.
“Our expertise in providing end-to-end consultancy in real estate state gives us an edge to look
at the projects in totality and identify the exact gaps. We have in-house team of experienced
technical experts and project managers,” Misra said.
On the projects, REPL will conduct scrutiny, vetting and validation of DPRs for the balance or
new works. It will also carry out vetting of various tender documents, quality control, auditing of
bills, work inspections and other necessary activities required for project completion.
The overall technical and financial auditing of the projects will be done by REPL under the
framework provided by the newly constituted Board of Unitech.
“These unfinished projects include villas, plots, group housing and commercial units. The
reactivation of work will bring relief for many people who were worried about their committed
investments and seeking a solution. We have already started mobilizing special teams on the
project and expect to see the things rolling out on ground very soon,” said Harish Sharma, EDREPL.
REPL has been working as consultants for Real Estate projects across the country, including
large scale residential townships, group housing, Hi-tech cities and commercial complexes. It is
also involved in multiple smart cities, urban infrastructure, planning, GIS, metro, highways and
water supply schemes. From UP RERA, it has deployed on similar projects of other builders
which have got held-up in middle due to various reasons.
According to the findings of the forensic audit report submitted to the court, funds were siphoned
by Unitech promoters and the sum collected from the homebuyers of the company’s 74 projects
was used in unrelated ventures.
